The building, located at 2103 12th Street, consists of 12,516 square feet for floor space on three separate floors. It sits on approximately two (2) acres on land bordered by 12th Street on the west and Cleveland Avenue on the north. Greek Court sits at the south end of 12th Street, just south of this property. Sidewalks extend along both sides of 12th Street in front of the property. There are twelve (12) on-street visitor parking spaces in front of the building. Just inside the interior entrance door, raised-ranch style stairsteps lead to either the 1st floor or the basement.
The house is heated by a central boiler system supplying hot water baseboard heat registers throughout the building. Cooling is currently provided by 110VAC window air conditioner units throughout the house. A functional sprinkler system runsthroughout the structure.
The “English” basement (1/2 underground) contains most of the common space of the house, including a dedicated study/chapter room, a dining/lounge area with a kitchenette, a commercial kitchen, a boiler room, a laundry room, a recreation room, two (2) offices, and storage rooms.
On the south end of the structure is a detached treated-wood deck and a sidewalk leading to the parking lot behind the building. The parking lot consists of eighteen (18) parking spaces with the entrance on 12th Street and the exit on Cleveland Avenue.
On the north end of the structure is a small treated-wood deck and handicapped access ramp, and an outside entrance to the “Director’s Apartment.”
In each floor plan, as indicated, areas highlighted with a yellow background are designated as educational spaces while areas with a clear background are living quarters and social spaces. Areas with a checkered background are considered ancillary areas.
On the first floor (4,600 sq. ft.) there is and entry foyer, a library, a communal bathroom, a central hallway, and staircases to both the basement and the second floor. There are also 12 bedrooms and an apartment. Although the exact layout of the apartment is not accurate, there is a separate bedroom, dining/living area with akitchenette, bathroom and outside entrance. The existing bathroom is not ADA compliant.
On the second floor (3,489 sq. ft.) are thirteen (13) bedrooms divided by a central corridor, a communal bathroom (not ADA compliant), and staircases to the first floor. At one end of the hallway are two rooms designated as a computer room and a study room.
The basement (4,484 sq. ft.) occupies basically the same footprint as the first floor. It serves as the bulk of the common areas for the active chapter. A dedicated chapter study room is the same size as the library above it. Two (2) educational office spaces are also located in one end of the basement.
The designation of educational spaces is important in determining reimbursement eligibility for the purchase, renovation, and maintenance of the house through the Sigma Chi Foundation. According to IRS regulations, the formula for Educational Space % = Educational Space Square Feet / (Total Square Feet – Ancillary Square Feet). Using this IRS formula, our architect has determined that approximately 28% of the building is dedicated to educational space.
